The Journey of Property Purchasing

A few things that will influence your budget are: the size of your deposit, your borrowing capacity, how much debt you’re comfortable taking on and upfront costs, such as due diligence and stamp duty. A mortgage broker can help you find the best loan and interest rate.
It's important to decide on criteria including the number of bedrooms, bathrooms, parking spots, and the size of the property. We have access to market insights and data that enables us to quickly shortlist the right properties for you.
Buying a property is a huge investment, so it’s a good idea to go into the process with your eyes wide open. Ensure you budget for a building and pest inspection and have your conveyancer review the contract of sale.
Upon exchanging the contract of sale, the deposit – which is usually 10% but may be agreed by both the seller and buyer – also becomes due.
In private sales, signed copies of the contract of sale are exchanged between the buyer and seller, while at auctions, the contract of sale is signed and exchanged immediately after the auction.
After inspecting the chosen property, reviewing the relevant reports and contracts, and obtaining home loan pre-approval, submitting a written offer to the agent puts you in a favorable position to proceed with the purchase. The agent is required by law to relay the offer to the vendor.
Conduct a final property inspection to ensure it meets your expectations. Apply for lender approval to make sure finances are in order. Obtain proper insurance and appoint Motion Property to manage your investment.
Following your final inspection, you’ll authorise your lender to transfer the remainder of the purchase price to your solicitor or conveyancer, who’ll transfer it to the seller and, in return, you’ll receive the title of ownership and the keys to the property.
